How Long Would a Home Alteration or Extension Take in London?

How long is the timeframe for a home alteration or extension in London?

Undertaking a home extension in London can be an exciting endeavour, but one of the biggest questions on your mind is likely how long the process will take. The timeline for domestic projects can vary depending on factors such as the size and complexity of the project, statutory permissions, and availability of materials and labour.

The Royal Institute of British Architects (RIBA) Plan of Work provides a useful framework. For domestic projects, we find it useful to group these into the three key stages of Planning, Technical Design, and Construction.

Planning (Stages 0 to 3)

During the Planning stages, you'll work with an architect to define your project goals, develop a brief, create a developed design, and apply for any relevant planning permissions.

Stage 0 - Strategic Definition:
This involves defining the project's goals, identifying constraints, and creating a brief. Depending on the project's complexity, this stage can take several weeks to several months.

Stage 1 - Preparation and Brief:
This stage involves developing a more detailed brief for the project, clarifying the project budget and considering feasible construction cost forecasts. This stage can take several weeks to several months.

Stage 2 - Concept Design:
The design concept stage involves developing initial design proposals for the project. You'll work with your designer to create a floor plan for the project. Depending on the size of the project, elevations and 3D models may also be created. This stage can take several weeks to several months, depending on the level of detail and revisions required.

Stage 3 - Developed Design:
This stage is when your architect will refine the design into a more detailed proposal, including materials and finishes. Depending on the project's complexity, this stage can take several weeks to several months.

Technical Design (Stage 4)

During this stage, the design team will produce detailed technical drawings and specifications for the project, including structural and mechanical systems. For high-end projects, your team will also design the interior finishes, lighting, fitted joinery, bathrooms and kitchen.

Stage 4(A) - Technical Design:

This stage involves producing detailed technical drawings and specifications for the project, and coordinating other design work like the structural and mechanical systems, lighting, fit-out and interior design. This stage can take several weeks to several months, depending on the complexity of the project.

Stage 4(B) - Tender and Mobilisation:

This stage involves selecting and tendering to a list of qualified builders before assessing returns, selecting a builder and signing the contract. This stage can take several weeks to several months, depending on the complexity of the project.

Construction (Stages 5 and 6)

The construction stages involve building the extension according to the technical drawings and specifications and finalising the project.

Stage 5 - Construction:
The extension is built according to the technical drawings and specifications during this stage. This stage can take several months to a year or more, depending on the size and complexity of the project.
Stage 6 - Handover and Close Out:
This final stage involves handing over the completed extension to the client, including any necessary documentation and training on how to use any new systems or appliances. This stage can take several weeks to several months, depending on the size and complexity of the project.

Overall Timeline

In London, the total timeline for a home extension can range from several months to over a year, depending on the size and complexity of the project. The planning stages can take longer in London if planning permission is needed.
